Mews Development Water Supply Guidelines
- A Mews lane applicant is required to lay a new or extend an existing 100mm PVC or MDPE watermain to the further side of their own premises and install (or relocate) a duckfoot hydrant, unless a watermain already passes the site. The watermain is to be laid to the requirements of the Council's Water Section and to be inspected by Council Water Inspectors.
- Where the Council is reasonably confident that additional development by other developers will occur over the next 5 years and where an applicant installs or extends a watermain, the charge for the branch connection and valve may be partially or fully waived by the Council.
- In recognition of the Council waiving charges, the watermain becomes the property of the Council immediately on commissioning and the applicant has no entitlement to charge subsequent users for connection to the watermain.
- No applicant will be required by the Council to lay more than 50m of watermain (this is approximately one day's usage for one house) - a service pipe may be laid for the extra distance if required. Such service pipes to be picked up by any subsequent extension of the watermain. The applicant is responsible for ensuring that the proposal is acceptable to the Fire Authority.
- The applicant is responsible for ensuring that he has a legal right to lay or extend the watermain and for ensuring that the Council has right of access to make future connections or repairs.
- Houses which subsequently connect to the watermain passing their site will be charged a connection fee by the Council which will be gauged to recoup the cost of connection fees (including branch connection) waived by the Council for those installing or extending the watermain. This will require the designation of certain mews lanes and other such infill or small developments as "Non-standard connection fee areas". An area connection fee is established for the area and reviewed over time.
- Existing houses, supplied by long service pipes are offered a connection to the new main. A slight discount on the area connection fee will apply if the connection is made at the time of laying the new watermain.
