Standards of Accommodation in the Private Rented Sector

 

Dún Laoghaire/Rathdown County Council Housing Acts 1966 – 2009

Housing (Standards for Rented Houses) Regulations 1993 – 2008

Housing (Standards for Rented Houses) (Amendment) Regulations 2009

 

Dún-Laoghaire/Rathdown County Council, as the relevant authority responsible for enforcing the above legislation, has commenced a programme of spot-check visual inspections on all private rented accommodation within its functional area. 

 

The purpose of this inspections’ programme is to ensure all private rented accommodation meets the relevant standards as set out in the above regulations as directed by the Department of Environment, Housing and Local Government.

 

These regulations apply to all properties that are currently let or available for letting. For more information on the regulations please see New Standards Regulations for Rented Houses .

 

Inspectors will be contacting Landlords/Agents of privately rented accommodation either via telephone or written communication in due course, in order to arrange inspections of premises.

 

These inspections should take no more than 30 minutes to conduct and the co-operation of all Landlords/Agents in this matter is appreciated. This link with further background information will highlight the main areas covered in these inspections.

 

Landlords should ensure that their tenants are advised of these planned inspections in advance of being contacted by the Inspector.

 

Please note that all Landlords have a statutory obligation to ensure their properties meet these minimum standards and you are advised to familiarise yourself with the Housing Regulations if you haven’t already done so.

 

Penalties can be applied where a Landlord refuses to allow access for these inspections and further information on this is detailed under Section 34 of the Housing (Miscellaneous Provisions) Act 1992, as amended. Please click on link for further information on Section 34 .
